San Carlos Ranch
The challenges provided by this 1950′s style ranch home were many and varied. The homeowners desired a second story addition consisting of two bedroom and a bathroom for their young children. As well as a new master bedroom and bath at the rear of the first floor. The existing structure was not built to carry a second story structural load. As a result the existing shell had to demolished to the framing stage. A new perimeter foundation at the rear of the home was added with interior foundation walls to carry the second floor structure. The perimeter walls had to have seismic sheer panels installed around the entire home to insure the base of the structure would not shake free in the event of an earthquake.
While undergoing this structural renovation many modern amenities were added such as perimeter security cameras which could be controlled from the interior of the home, Category 6 wiring throughout the home to a central hub which contained a modem and router for the purpose of maintaining control of internet security for the young children as well as a complete solar system which provided electrical power to reduce PG&E generated power consumption.
